The Glades

The active young family building this mountain retreat at The Glades at Sunday River Ski Resort were first drawn to its site, which combines the privacy of a forested environment with great views of the mountain and easy, out-the-door access to skiing, trail running, and mountain biking. The house enjoys both the drama of the grand view of the ski area on the south side and an intimate connection with the Ridge Run ski trail on the north side.

The design incorporates 6,700 square feet of living area on three levels. The levels are organized so that the lowest is the recreation and entertainment hub, with a large mudroom and sports equipment storage zone, a home theater, billiards room, and bar. These spaces are designed for flexibility, blending together with large doors and level changes, and include unique sleeping alcoves for kids’ sleepovers in the theater area.

The house is entered at the main level, under the protection of a sweeping porch. This main level is gathered around a large stone fireplace in the timber- framed great room, which orients to the mountain view.

Varying materials and volumes differentiate the dining area, with its oversize timber table, and the kitchen, while still maintaining an openness of shared space. On the intimate north side, there is a screened porch and patio, as well as at-grade access to the Sunday River trails network via Ridge Run. On this main level, but removed from the public spaces, can be found the owners’ bedroom suite with a private balcony and mountain view.

The top level includes the children’s realm with bedrooms, bunk area, sitting area, and bath and, separate from this zone, a guest suite. For this active family there is also an exercise room, accessible from the owners’ bedroom by a flight of stairs and with a deck turned to the adjacent ski trail.
